Mass is our arm of architecture design. From extensions and conversions to infill and small-to-mid scale developments, we help clients turn ideas into buildable results.

- Concept & Spatial Design – exploring form, layout and design identity
- Technical Design & Coordination – detailed drawings, Building Regulations and tender documents
- Project Management – overseeing programme and consultant coordination from design through delivery
- Contract Administration – managing procurement, tendering, and contract performance through to completion

- Principal Designer – managing design-stage health & safety, statutory compliance and building safety requirements

- Site Appraisal & Feasiblity – assessing planning policy, site constraints and development potential before acquisition or design.
- Permitted Development – advising on eligible routes and preparing submission under General Permitted Development Order.
- Planning Applications – preparing and managing pre-applications, preparing planning statements and submission of applications.
- Lawful Development Certificates – confirming the legality of existing or proposed uses.
- Planning Conditions – managing the discharge and variation of planning conditions post-approval.
- Amendments – preparinng and submitting amendments to existing planning permissions under the S96a or S73 route.
- Enforcement Advice – advising on unauthorised works or uses and preparing applications to regularise development.
