Light Industrial Feasibility Study for a Countryside Woodland

We were appointed to explore the development potential of a countryside plot south of Rookery Avenue, a site positioned between established businesses, new residential neighbourhoods, and strong transport connections. Our feasibility study focused on a single, clear ambition: delivering a high-quality light-industrial scheme that supports Fareham’s wider employment vision while sensitively integrating into its local setting.

The study proposes a two-storey warehouse and office complex arranged across two land parcels. To ensure the development sits comfortably beside nearby homes, the architecture is broken into smaller pitched-roof volumes, reducing visual impact and creating an industrial character that still respects domestic scale. Materials draw from the surrounding area—red brick, light industrial cladding, and polycarbonate façade panels designed to reduce glare and manage noise.

A major part of the study addressed the site’s existing woodland and ecological value. Through surveys and early biodiversity strategies, we identified opportunities to retain key trees, enhance habitat areas, and design a landscape buffer that strengthens both amenity and ecological resilience.

This feasibility work gives the client a clear, grounded understanding of what a future light-industrial development on this site could look like, and how it can be delivered responsibly and attractively.
